AMCI Realtors Referral Services Inc. operates a real estate service which unites potential foreign investors worldwide, looking to buy or rent land or property anywhere in the world with affiliate Realtors partners, sales centers, new construction projects and owners of the type of land or property which best suites the investor’s needs and wishes. The company does not charge for consultation advice, or for referring  registered customers to our worldwide network or property in which they are interested.

CONSULTATION

Most customers begin their search for a suitable property by contacting our Real Estate Company or our affiliate partners either directly, or through the company web site. The initial consultation process generally involves the company giving a ‘broad brush’ picture of the domestic property market and informing the customer of the various options available for renting or purchasing land or property. We aim to establish a precise idea of what the customer is seeking during the first consultation meeting. As stated above, this is a free service.
 

FINDING THE RIGHT PROPERTY

The company’s main service is to bring investors and owners together. We keep extensive and up to date lists of land and properties for purchase or rent and from these lists we hope to provide the customer with the type of real estate they are looking for. Our affiliate partners provides a free transportation service from their main offices to and from land or property that the customer wishes to see, and arrange the formal introduction between the customer and the owner.

PROCEDURAL SAFEGUARDS

As part of the process of renting or purchasing land or property, an extensive list of interested parties is consulted in order to protect the interests of the customer and the owner. The consulters may include the lawyers of both parties (when available); our own lawyer, title companies, appraisers and any other professional advice as required.

INDEPENDENT LEGAL ADVICE 

AMCI Realtors Referral Services Inc. and its affiliate partners worldwide are committed to providing the highest degree of security to its clients. Should any client wish to seek expert, independent legal advice, our affiliate partners can direct him or her to a firm that specializes in Real Estate Law. This information is only available on request. However, there follows a list of the legal and financial services available:

INITIAL STAGE SERVICES:

- Providing legal opinions on local law and procedures.
- Full legal due diligence on project and financing documentation.
- Obtaining business or project licenses.
- Drafting joint venture agreements and other legal documentation.
- Incorporation and registration of companies.
- Assistance with legal aspects of financing and banking.

DAY TO DAY LEGAL SERVICES

- Labor law, employment contracts and related matters.
- Ownership, lease, titling and registration of land.
- Registration and protection of intellectual property.
- Taxation.
- Corporate Governance.
- Dispute Resolution.

COMPLETING THE RELEVANT DOCUMENTATION

Customers may well desire to employ their own lawyers, or independent lawyers (see above), to oversee the completion of the relevant paperwork. However, one service provided by some of our affiliate members is to help the customer to complete the relevant documentation relating to any given transaction. As all paperwork, once signed, is legally binding it is essential that the parties involved understand their respective responsibilities. Land Title, Land Sale or Purchase and Land Ownership or Rental Agreements are the customer’s personal safeguard and we advise all our clients to carefully consider how they would like these prepared.

CONSTRUCTION (NEW BUILD) 

Some of Our affiliate partners can produce detailed estimates and building designs for foreigners wishing to construct property (new build). The estimates include all the normal issues associated with new build construction projects: land surveys, architect’s drawings, material and labor costs etc. We can also put foreign investors in touch with a range of local construction companies who are able to undertake new build work. (Some countries availability) 

VALUATION

Valuation is an important part of real estate management. Accurate valuations of property and land can assist property owners with sales and can determine whether or not potential buyers are attracted to a property. The value of a property can be governed by a number of factors such as its size, amenities or location. Most of our affiliate members have experienced officers who can assess all such factors and produce accurate evaluations of property as wells as suggest the correct selling price. Our affiliate members also produces its own valuation information for the different towns, cities and regions in every country in order to keep up with movements or fluctuations in the property market. Our customers have discovered that our expertise in producing accurate valuations really helps in speeding up the process of selling buying or renting.

PUBLISHED PRICES, NEGOTIATION AND COMMISSION (SALE*)

It is a long established custom in many countries to negotiate in all matters involving money and finance. This custom may be disconcerting and alien to western investors. The land and property prices published in our site could thus be viewed as the starting position of the property owner and, in many cases, may be negotiable. It is likely that most printed prices are open to be negotiated downwards, or that additional goods or services may be added to the printed amenities. One responsibility of our affiliate members is to assist the buyer and owner in reaching the most equitable settlement agreeable to both parties.

COMPANY COMMISSION

Our company and our affiliate partners commissions for arranging a sales transaction between a foreign national and a  land or property owner is a percentage of the agreed sale price. The commission is paid by the owner of the land or property. We only participate in sales where we are allowed by law, in many countries one most be licensed to act as Real Estate agent or Broker.

For the successful completion of a rental agreement the standard company’s commission is equal to one month’s rent or 10% for each year of the lease. Again, the owner of the land or property pays this commission.


THE CUSTOMER REPORT

Once customers have resolved to make use of the company’s services they are asked to sign a ‘Customer Report Form’ or required documentation requested by the owners. This is an agreement that binds the company to providing honest, up to date property advice to the customer in line with internationally accepted best practice. In signing the ‘Customer Report Form’ the customer agrees to the company acting solely on his, her or their behalf in dealings with the owners of land or property registered with AMCI Referral Services Inc. or any of its affiliate partners worldwide. The agreement protects both companies against the customer dealing independently with the property owner. Considerable research goes into amassing reliable data on the domestic property market, and in ensuring the customer has been given professional advice during the free consultation process. We hope that potential customers understand that the companies have to protect themselves against unscrupulous buyers who attempt to exploit the companies’s market research.

PLEASE NOTE

Even if a customer has signed the ‘Customer Report Form’ there is no obligation to proceed with any kind of transaction through our company. Neither is the customer barred from using other real estate companies to investigate avenues of investment. The form merely prohibits registered customers from dealing directly with property owners to whom they have been introduced by any of our affiliate partners worldwide.
